- Stone Coutertops | Verona Home Remodeling & Renovations
Stone countertops refers to granite, quartz, quartzite, marble and other natural stone surfaces STONE COUNTERTOPS (214) 239-1199 VeronaHomeRemodeling.com VERONA home DESIGN SCAN ME - PHONE 214-239-1199 Porcelain Farmhouse Sink Installation - quartz countertop, farmhouse sink, commercial style pull-down faucet in brushed gold, brushed gold garbage disposal drain ring. Farmhouse sink installation installation of farmhouse sink undermount in quartz countertop fitting new countertop installation of countertop Porcelain Farmhouse Sink Installation - quartz countertop, farmhouse sink, commercial style pull-down faucet in brushed gold, brushed gold garbage disposal drain ring. 1/16 MORE THAN YOU EVER NEEDED TO KNOW ABOUT INSTALLING YOUR NEW COUNTERTOPS 1 - If we are replacing existing countertops, we will come out to your home and measure the total countertop area and make note of angles, corners and slab orientation for aesthetics. NOTE - The longest uninterrupted span is an important consideration since maximum slab lengths are often under 130 inches or just under 10 feet long. However, the average slab is usually 120"L x 72"D 2 - If we are measuring for new construction or significant cabinet modifications, we will work with design and architectural plans, then take measurements once the base cabinets are installed. 3 - We measure each countertop section as LENGTH and WIDTH. Slab orientation is important here, especially if the stone slab has a directional pattern. 4 - Next, it's time to find you the slabs for your spaces. Verona will put together a quote based on the type of material you like. For instance, Calcutta Gold Quartz, Taj Mahal Quartzite, or pure white Quartz. Your quote will reflect the cost of the material chosen, fabrication cost, sink or cut out polishing, standard eased edge or bullnose edges, slab installations and plumbing hook up of sinks and gas range. It is at this stage that you will want to select your new sink(s), faucet(s) and appliances that will drop into your countertops, so that we have detailed templating plans for fabrication. 5 - If you are satisfied enough with your quote, we will either send you over to the stone slab distributor that has your desired material in stock so that you can physically see the quality of the slab and the beauty of the pattern. Natural stone such as granite, marble and quartzite are cut from a huge block in successive slices, therefore the veining pattern runs through or is very similar when stacked together. They will often be listed as slab 3-4-5 or 1-4, so you have a good idea of what they look like. If you like what you see, it's time to purchase the slabs so that they can be held until the fabricator can pick them up and start working on the cuts. 6 - Meanwhile, we will send out someone trained in templating your countertops so that the measurements can be used for precise stone cutting fabrication. It often takes 10-14 days from templating to scheduled installation day. When the slabs arrive at your house, they are ready for installation, cut outs for range top or sink. 7 - Old countertops are removed and discarded. New material is installed in a single afternoon, unless the job is exceptionally large. Undermount sinks are sealed in place and range tops are dropped in place for the plumber to connect. Plumbing reconnect is coordinated and scheduled for 24 hours after countertop installation. After the plumber leaves, you should have all sinks, garbage disposals, faucets, soap dispensers, etc. finished. Your countertop installation is now completed NOTE - Sometimes existing backsplash tile meeting the seam at the old countertop height is different than the new installation. This critical issue is anticipated and will be conveyed to you before installation day. If this is the case, it may be necessary to remove backsplash tile, trim or replace backsplash tiles altogether. Again, this will be discussed with you. If for instance, your cabinet bases are not level and the old countertop was placed directly on top with the backsplash meeting the stone, installing new countertops level might mean that the new 3cm slab would hit above the backsplash line and needs to be remedied. Purchase is BY THE SLAB ONLY! This is an industry standard. It means that if you need 90sf of material to install, at a minimum you will need to purchase two slabs to cover 90sf plus cuts and overage needs. Considerations: If a slab is 120 inches by 72 inches, that is 10ft x 6ft, or 60sf of material. It would be nice to use every last piece of the slab, but that is often not possible for many reasons. First, the cuts and polish create some waste, so if you cut a section 25 inches wide, you may actually waste an inch on both sides, or you may waste 10 inches off the end. Additionally, it is necessary to take into account the slab's vein pattern. If the vein runs long ways across the slab, you will need the largest piece for your center island. Plus, if you cut a section of slab long direction 3.5 feet wide and 8 feet long, you can't turn the slab and use the 2ft piece at the end even if it is a full 6 feet wide, if the vein pattern runs perpendicular to the piece adjacent. It's simply aesthetics! Back to the example - If you need 90sf of material, you need one slab at 60sf and at a minimum a second slab for 30 sf more PLUS whatever waste you need to get the vein pattern running properly. It is likely that you might even need a third slab if the pattern is difficult. In this case, we might recommend an entirely different material due to the waste factor. Solid or non-directional materials can mitigate this waste such as pure white quartz with no veins.

Selections of various types of stone and porcelain tile used for home improvement Getting The Most Out of Your Remodeling Plans! Transforming Your Kitchen Plans And Architectural Drawings Starting with drawings, architectural plans, photos, magazine images, and exaples on HOUZZ or Pintrest, ideas can be transformed into a functional space that fits your style. Important Considerations Prior To Beginning Some important choices that you will need to make.... Altering the functional layout of your kitchen versus keeping it the same. Will you want to expand the size of your island or convert a peninsula into a free standing structure with appliances or a sink? Will you want a large farmhouse sink or an undermount type? Do you desire a commercial style faucet with a separate pot filler and extension hose? Do you want QUARTZ, QUARTZITE or GRANITE countertops? Will your island(s) have an overhang for bar style seating? Some other important decisions you will need to make are the following: (1) will your range or rangetop be relocated? If so, have you considered the type of range hood you will want? Functionally, you can choose a vent and hood system that meshes with your existing setup so that you don't have to relocate the vent system to the exterior. In some cases you can choose a ventless filter system for your range hood or you can use a downdraft system if one is already in place in a stand alone island or in front of a large kitchen window. Many ranges or full ovens are designed to function best with large (wood or stainless steel) hoods 24" to 30" above the cooking surface. Vent hood systems come in many sizes, but are typically 30", 36", 42", 48", and 50-60". Sizing is for good reason. Most townships, cities, or local government agencies dictate code that requires a range hood to be at least 6" larger than the cooking surface. Plus, larger hoods typically have more suction power, but this is not always a rule. In almost all cases, a stronger blower/suction is better than a less powerful unit for removing smoke and heat from the cooking area. Quartzite Countertops Cabinet Refinishing APPLIANCE LAYOUT FOR GREAT FUNCTION Additional Things To Discuss With Your Contractor There are many other things you will need to discuss with your remodeling contractor. One very important consideration is your kitchen cabinets. Depending on the quality or condition of your current cabinets, will you want to resurface (fine finish spray paint or stain) your existing cabinets or will you want to weigh the cost of replacing your cabinets with semi-custom or custom cabinets. These days, almost all cabinets purchased in larger stores or online sites are semi-custom cabinets. A floorplan is created in a CAD program, cabinets are laid out based on function, aesthetics, etc. Once ordered, they will be assembled in 6-12 weeks from a pre-established cabinet line or style, and then shipped, usually with a standard group of colors. Occasionally, a higher end line will have greater customization options and paint color choices. When received, they are ready for professional installation. Coordinating the arrival of this order is of utmost importance due to the time from ordering to arrival. Any delays can slow down the project timeline. With backordering in mind, the same goes for any appliances that need to be ordered before a job can fully be scheduled so that timelines can be maintained. A List Of Most Important Areas Of Work 1) Drawings and plans - 3-D CAD designs, architectural drawings to scale, photos, etc. 2) Cabinet refinishing - painting or staining of natural wood cabinets vs installing new updated cabinets. 3) New cabinet hardware - door pulls in various styles and shapes - finishes include, gold, brushed, satin finish, matte, nickel, 4) Cabinet organization - single or double doors vs more pull-out drawers, roll out shelving, dividers. 5) Countertop materials - quartz, quartzite, granite, marble, wood, etc. 6) Sink material (stainless, quartz, porcelain), style, size, shape, etc. 7) Kitchen faucet style, flow rate, nozzel type, metal finish (brushed, satin, antiqued, etc.). 8) Island - countertop functional flow and design - shape, height, appliances, seating. 9) Appliance manufacturer, style, size, etc. 10) Specialty appliances - wine fridge, in-cabinet wine dispensers, in-cabinet microwave ovens and coffee makers. 11) Pantry - size, placement considerations, functionality, secondary counter space, etc. 12) Flooring - high traffic areas, functionality, overall look in the kitchen. Helpful examples of calculations used for pricing a remodeling project How We Typically Calculate Pricing For A Bathroom Remodel AND CHECKLIST EXAMPLE: MASTER BATHROOM REMODEL Bathroom Floor Area MATERIALS: Tile to be selected by customer - example using 300 square feet (sf) . 300 square feet (sf) installable area as calculated by a home visit and measurement. 20 percent is typically used for overage factor in tile materials. 300sf x 1.2 = material tile plus overage = 360sf 360sf is the amount of tile in square feet we would need for the job, accounting for waste and tile cuts. LABOR: Tear out (demo) of the existing tile floor - 300sf installable area is the tear out area x $2.25 (average charge) per sf = $675 in labor to remove and haul away old tile, mortar and grout. Materials: for tile floor jobs over plywood or subfloor on a second floor, the use of 1/4" cement board is used under tiling. 1/4" cement board comes in sheets that are 3' x 5", or 15sf. In our example of 300 sf installable area, we would divide 300sf by 15sf, which is 20 sheets of 1/4" cement board needed for the tile floor area. 20 sheets x 1.2 - 24 total sheets needed, however, depending on the layout area, there may be mostly straight lines or less waste to account for. We may be able to order 22 sheets to cover the area 22 sheets x $23.80 per sheet = $523.6 before tax in cement board needed LABOR: Installation of Tile on bathroom floor - Note - labor factors include excessively large format tiles to install, very small individual tile install upcharge, intricate or pattern upcharge, marble tile honing after install. 300sf installable area x labor per sf. This is typically $7 to $28 per sf. NOTE *** - Verona Home Remodeling does not upcharge or profit on material costs. We only profit on the LABOR side, which we do not charge sales tax on Labor, since it is CONSTRUCTION, REMODELING AND REPAIR. You will likely see our Labor charges per sf a bit higher since it represents the way we profit as the GENERAL CONTRACTOR (GC). However, this GC add on is not increased with sales tax. MATERIALS: Bathroom Floor Tile LHT MORTAR mix MATERIALS: Bathroom Floor Tile Grout Note - customer to choose grout color and tile spacing such as 1/16", 1/8" (most common), 3/8", or NO SPACING (usually cut stone or marble). LABOR: Toilet removal (during tear out) and toilet RESET (after tiling) LABOR: Carpet Tuck (if necessary) when existing carpet meets new tile installation ****************************************** ****************************************** Shower And Tub Area LABOR: Demo Shower and Tub areas Depends on the extent of STRUCTURAL demo ONLY (not tub, toilet and fixtures) - typically $300 to $1800, but may be more depending on factors like water structural damage, etc. LABOR: Remove and disposal of old tub - typically $350 to $450 LABOR: tear out wall tile on tub surround Typically is sf of tub surround area x $2.25 = $____ LABOR: Remove and disposal of existing shower glass or major large items (less common) and often not an additional charge when done with other material haul off. LABOR: First floor foundation modifications for plumbing lines, etc. ( see plumbing below). Typically seen when moving, building new areas or swapping locations of tub/shower, requiring drain and water line modifications in foundation or second floor joists and subfloor. LABOR: STRUCTURAL MODIFICATIONS (FRAMING) - ASSUME NO MAJOR STRUCTURAL MODIFICATIONS - example, headers, move walls, create new location for shower area, etc. Shower Area - Shower PAN LABOR: Tear out shower pan and tile - typically $2.25 to $3.00sf LABOR: Build new SHOWER PAN - for typical 4'x5' shower pan area, typically $1000 to $1200 for existing center drain build. For larger walk in or combined shower tub areas, pan area will be substantially bigger and therefore more expensive labor to build waterproofed shower pan, graded mortar bed for sloping to shower drain. MATERIALS: Pan Tile to be selected by customer - 20sf installable area (using 4'x5' area) 20sf x 1.2 = 24sf includes overage area for typical tile cuts MATERIALS: Mortar and Dry Pack materials for shower pan MATERIALS: Grout for shower pan tile LABOR: Install Pan Tile - 20sf x $24sf = $480 (Note - pan tile is typically more to install due to 1/8" per foot grading from the walls to the center drain) Shower Area - WALLS LABOR: Rough in plumbing ( see combined plumbing below for rough in valve setting, PEX or copper pipe install / modifications to hot/cold/shower line to rain head, and rough in drain assembly). NOTE - How we measure walls - measure floor to the overall height of the desired tile or floor to ceiling. Then we measure length and depth of the newly designed shower walls. For tear out, we just measure existing height and width/length to arrive at a square footage. Using the example above... NEW TILE AREA TO INSTALL is as follows: 4' deep x 9' high = wall 1 sf 5' wide x 9' high = wall 2 sf for a two sided wall shower with open frameless shower glass, the remaining area is open frameless glass. New area to tile is as follows: 9' x 18' = 162sf = installable area of shower wall tile. Remaining sides of the shower are the "glass" and that area is calculated just as the walls. In this case, the glass may be slightly lower than the tile line, therefore 9' x 15' or 14' for the glass area. for installation we use installable area AND for materials (tile) with overage material needed we use installable x 1.2 ex., 162sf x 1.2 = 194.4sf tile needed MATERIALS: CEMENT BOARD - what is this? Its the material that is secured to your walls and floor prior to tiling and allows tile mortar to adhere to both tile and cement underlay. 1/2 cement board for shower walls one 3'x5' sheet = 15sf using installable area of tile as 162sf x 1.2 = 194.4, then..... 195sf/15sf = 13 sheets of cement board needed MATERIALS: Cement board fasteners/screws (specialized cement board screws fasten board to wood studs. MATERIALS: RED GUARD WATERPROOFING MEMEBRANE is a patented liquid material that hardens to form a waterproof membrane on the surface of the cement board and before we tile the walls/floor in WET AREAS. LABOR: Waterproofing membrane application MATERIALS: In an example where shower wall porcelain tile chosen by customer is $6sf, then $6sf x 194.4sf = $1,166.4, which is the cost of porcelain tile material before sales tax. LABOR: Installation of shower WALL tile 162sf x $20 per sf = $3,240 Note - Mortar and Grout bag quantities are chosen based on installable tile area MATERIALS: LHT Mortar x 3 bags MATERIALS: Grout x 1 bag MATERIALS: Bullnose or Schluter edge trim FRAMELESS SHOWER GLASS MATERIAL AND LABOR: frameless glass is custom made, delivered and installed by specialty glass company using their installers. example pricing - 4'x4" area at 7.5' to 8' high may be $2000 to $2400 installed PLUMBING OVERVIEW Shower Plumbing : All plumbing is done by LICENSED PLUMBER MATERIALS: Customer to select new shower head/rain head, gooseneck or ceiling mount, extender, valve assembly, diverter, handheld shower system or separate shower head/rain head/hand held, etc. Note - valve diverter systems most common are 4 way and 6 way depending on whether you want to use one handle to select rain head, shower head, hand held or both shower and handheld together. LABOR: Plumbing to connect shower valve with diverter is typically $450 to $675, with average being $475. Each additional valve installed is a standard licensed plumbing upcharge. LABOR: Shower drain installation by licensed plumber LABOR: Final fixture install after pan tile and wall tilework is completed. Installation of shower head/rain head, diverter and hot/cold mix handle, etc. Tub Plumbing: MATERIALS: Customer to select new tub (freestanding) and tub drain assembly if freestanding MATERIALS: Customer to select new tub filler faucet for freestanding or wall unit. All fixtures can be purchased through APEX Plumbing, Fergusons, Build.com, Amazon, Builders Supply, Home Depot/Lowes, etc. Verona Home Remodeling DOES NOT upcharge materials, especially plumbing fixtures, most appliances, and the majority of building materials listed above. If you can find a tub online or at a major supply house, it can be ordered. If Verona orders it, we will charge the price we paid for it.

Verona Home Remodeling & Renovations Residential Contractor located in McKinney Texas. Kitchen Bathroom Remodels, Interior Room Designing, Custom Carpentry Trim Crown Molding Construction Drywall Repair, Tile Work Hardwood Flooring, Cabinet Resurfacing Installation, Countertops, Lighting Appliances VERONA HOME REMODELING & RENOVATIONS Scroll Down About Verona Home Remodeling & Renovations OUR MISSION STATEMENT WHAT MAKES US DIFFERENT OUR QUALITY OUR GUARANTEE OUR MISSION STATEMENT Verona Home Remodeling & Renovations was founded to serve the North Texas / DFW area as a reliable, smart and affordable alternative to the mainstream design and remodeling contract industry. We manage this by focusing on our core strengths in business management, efficient planning, design acumen, and superior craftsmanship. We are about attention to detail and completeness. We make it our mission to deliver the highest quality materials and craftsmanship, while holding honesty, integrity and fairness above all. We recognize some of the shortcomings in the contracting industry and strive to make sure that OUR PROCESS - business practices, planning and integrity - are as important as any other area of our service business. We believe that ultimately there are affordable approaches to designing kitchen, bathroom and other home remodeling and renovation projects. Everyone wants or expects the lowest cost option with the highest quality service. Many clients have either experienced or heard of jobs that go terribly wrong and just expect that they must pay higher prices to get the best quality finished product. This creates a huge gap between the highest charging contractors (because they can) and the most unreliable contractors with often little confidence in choosing quality at good prices. Sometimes the actual craftsmanship seems to be there but an overall lack business integrity, time management and organizational skills get in the way. Remodeling and design contracting begins with business integrity, smart and efficient planning and ultimately experienced professionals that know their experience level and their limitations. Verona Home Remodeling & Renovations demands excellence and attention to detail on and off the job site. When this process works as it should, less mistakes are made, contingencies are planned for, and full disclosures are given to clients. Customer service comes first. WHAT MAKES US DIFFERENT What makes us different than other remodeling and design contractors is our quality guarantee, our reliability and our multi-step design consulting and remodeling quote/contract . We formulate a detailed step by step quote and project implementation system, with specified job completion phases that all the home owner and Verona must sign off on the satisfaction of that phase before we collect any additional funds and move on to the next phase. Full disclosures are in given and in place that outline each phase of the job and what potential obstacles are inherently present in certain renovation phases (i.e., removing a wall around a potential water source where unforeseen damage might necessitate additional work; finding termites or compromised structure, previously unforeseen work that is not to building code ). OUR QUALITY Industry Research - Sophisticated and Timeless Designs - Top Notch Materials - Precision Craftsmanship - Passion and Care - Experience - managing overall project and permits. What is Craftsmanship? Craftsmanship is the quality that result from creating something within a trade with unswerving dedication, passion, care, and attention to detail. All too often, craftsmanship is replaced with the cheap and easy option. Not with Us! We pride ourselves in being meticulous in our work - not quick and cheap! Sometimes the level of craftsmanship just has to be factored into the budget. There is no getting around the notion that a cabinet built with ornate and detailed carvings has a greater degree of craftsmanship, time and labor and is therefore more expensive. However, all these things are part of the equation when working with a design coordinator. This means our jobs are carefully thought through start to finish, with contingency plans factored into the process when faced with obstacles. It's the details and attention to detail that help ensure that we are not left trying to make up time for critical mistakes that leave the average contractor feeling like they need to cut corners to prevent excessive unplanned overruns. Almost every remodeling job should anticipate work-arounds, unforeseen issues and depending on the complexity of the renovation process, some non-critical errors. Experience and good planning factors obstacles into the renovation process and gives full disclosures to the client . Meeting expectations keeps the job moving forward, the client happy and the likelihood of a top-quality finished product that will live on with a beautiful home for years to come. (214) 239-1199 VeronaHomeRemodeling.com Modern Kitchen Designed For Function and Ultra-Clean Look McKinney, Texas Based Serving Dallas Metroplex Our Process Home remodeling and renovation begins with a vision and a style. Next a design plan is established, whether professionally designed architectural plans are needed or a more general CAD produced layout with precise measurements. Sometimes a structural engineer will need to be consulted when load bearing walls or floors are altered. This process often goes hand-in-hand with the pulling permits for demos and rebuilding, electrical and plumbing changes. Once designs are approved, an overall design and construction estimate can be established. Preconstruction Design Pre-construction Planning takes Into Account Feasibility, Budget, Time Required, And Ability To Procure Necessary Permits. Other Major Factors Are Involved. Design & Construction Estimate Critical Steps In The Process Often Requiring Professionals. On-Site Consultations Review progress, make adjustments to plans, etc. The Finishing Touches Meet again with our design expert to confirm choices an integration of plumbing and lighting fixtures, hardware, smart home elements, and special decor features. HOW OUR MULTI-STEP QUOTE AND PAYMENT SCHEDULE PROCESS PROTECTS YOU FROM START TO FINISH Remodeling and renovating can be a uncomfortable and risky leap of faith, even with the best due diligence when choosing a contractor. Part of our mission statement is to set a high standard in the contracting business. It's not just about the quality of our workmanship and level of expertise, but in the business of offering a professional service. With that in mind, we provide our clients with a more detailed job quote with time specific payment blocks designed to help make sure large percentages of funds are not paid too far in advance. Our process involves a payment schedule tied to the satisfactory completion of various steps, materials ordered/used. Completion of the overall job is not a mystery, since all prior steps are satisfactorily signed off on, leading up to the final step. At the end, any gaps, dings, etc., are corrected as part of our quality guarantee. Our Quality Guarantee Verona Home Remodeling and Renovations guarantees we will deliver on what we promise and make your job right! We start with our detailed design consultation process. We offer a free initial consultation. In some cases you may have already met with an Architect, Structural Engineer, or Interior Designer. If you plan on redesigning walls, making plumbing, HVAC, gas or electrical changes, permits may be required. We will walk you through this process and pull the necessary permits if we are acting as your general contractor for the complete job. As part of our quality guarantee, we use an industry stand out multi-step quote system designed to have you, the home owner, approve each step in the process before we move on to the next phase. Where possible, we won't ask for more than a fair share or percentage of the job up front, so that you feel satisfied with the progress, based on the money allocated. If we do require a more substantial block of funds in advance, it will be for specialty materials, appliances, fixtures or stone countertops that need to be ordered in advance and need to either be delivered directly to your home or to the workshop. These items will be signed off on by the home owner along the way as outlined above. See "OUR PROCESS " above! What Can You Expect From Verona Home Remodeling & Renovations?
