How We Typically Calculate Pricing For A Bathroom Remodel

AND CHECKLIST

EXAMPLE:
MASTER BATHROOM REMODEL


Bathroom Floor Area

MATERIALS:
Tile to be selected by customer -
example using 300 square feet (sf).

300 square feet (sf) installable area as calculated by a home visit and measurement. 

20 percent is typically used for overage factor in tile materials. 

300sf x 1.2 = material tile plus overage = 360sf

360sf is the amount of tile in square feet we would need for the job, accounting for waste and tile cuts. 


LABOR: 
Tear out (demo) of the existing tile floor - 300sf installable area is the tear out area x $2.25  (average charge) per sf = $675 in labor to remove and haul away old tile, mortar and grout.


Materials:  for tile floor jobs over plywood or subfloor on a second floor, the use of 1/4" cement board is used under tiling. 

1/4" cement board comes in sheets that are 3' x 5", or 15sf. 

In our example of 300 sf installable area, we would divide 300sf by 15sf, which is 20 sheets of 1/4" cement board needed for the tile floor area.

20 sheets x 1.2 - 24 total sheets needed, however, depending on the layout area, there may be mostly straight lines or less waste to account for. We may be able to order 22 sheets to cover the area

22 sheets x $23.80 per sheet = $523.6 before tax in cement board needed


LABOR: 
Installation of Tile on bathroom floor -

Note - labor factors include excessively large format tiles to install, very small individual tile install upcharge,  intricate or pattern upcharge, marble tile honing after install.

300sf installable area x  labor per sf. This is typically $7 to $28 per sf.

NOTE *** - Verona Home Remodeling does not upcharge or profit on material costs. We only profit on the LABOR side, which we do not charge sales tax on Labor, since it is CONSTRUCTION, REMODELING AND REPAIR. You will likely see our Labor charges per sf a bit higher since it represents the way we profit as the GENERAL CONTRACTOR (GC).  However, this GC add on is not increased with sales tax. 

MATERIALS:  Bathroom Floor Tile LHT MORTAR mix

MATERIALS:  Bathroom Floor Tile Grout

Note - customer to choose grout color and tile spacing such as 1/16", 1/8" (most common), 3/8", or NO SPACING (usually cut stone or marble).

LABOR:  Toilet removal (during tear out) and toilet RESET (after tiling)

LABOR:  Carpet Tuck (if necessary) when existing carpet meets new tile installation

Shower And Tub Area

LABOR: 
Demo Shower and Tub areas 
Depends on the extent of STRUCTURAL demo ONLY (not tub, toilet and fixtures) - typically $300 to $1800, but may be more depending on factors like water structural damage, etc.

LABOR: Remove and disposal of old tub - typically $350 to $450

LABOR:  tear out wall tile on tub surround
Typically is sf  of tub surround area x $2.25 = $____

LABOR: Remove and disposal of existing shower glass or major large items (less common) and often not an additional charge when done with other material haul off. 

LABOR: 
First floor foundation modifications for plumbing lines, etc. ( see plumbing below).  Typically seen when moving, building new areas or swapping locations of tub/shower, requiring drain and water line modifications in foundation or second floor joists and subfloor.

LABOR:  
STRUCTURAL MODIFICATIONS (FRAMING) - ASSUME NO MAJOR STRUCTURAL MODIFICATIONS -  example,  headers, move walls, create new location for shower area, etc.


Shower Area - Shower PAN 

LABOR: 
Tear out shower pan and tile - typically $2.25 to $3.00sf

LABOR:
Build new SHOWER PAN - for typical 4'x5' shower pan area, typically $1000 to $1200 for existing center drain build. For larger walk in or combined shower tub areas, pan area will be substantially bigger and therefore more expensive labor to build waterproofed shower pan, graded mortar bed for sloping to shower drain. 

MATERIALS: 
Pan Tile to be selected by customer -
20sf installable area (using 4'x5' area)
20sf x 1.2 = 24sf includes overage area for typical tile cuts 

MATERIALS:  
Mortar and Dry Pack materials for shower pan

MATERIALS: Grout for shower pan tile

LABOR:
Install Pan Tile - 
20sf x $24sf = $480 
(Note - pan tile is typically more to install due to 1/8" per foot grading from the walls to the center drain) 

Shower Area - WALLS 

LABOR: 
Rough in plumbing ( see combined plumbing below for rough in valve setting, PEX or copper pipe install / modifications to hot/cold/shower line to rain head, and rough in drain assembly). 

NOTE - How we measure walls - measure floor to the overall height of the desired tile or floor to ceiling. Then we measure length and depth of the newly designed shower walls.  For tear out, we just measure existing height and width/length to arrive at a square footage.

Using the example above...
NEW TILE AREA TO INSTALL is as follows:
4' deep x 9' high = wall 1 sf
5' wide x 9' high = wall 2 sf
for a two sided wall shower with open frameless shower glass, the remaining area is open frameless glass.

New area to tile is as follows:
9' x 18' = 162sf = installable area of shower wall tile.

Remaining sides of the shower are the "glass" and that area is calculated just as the walls. In this case, the glass may be slightly lower than the tile line, therefore 9' x 15' or 14' for the glass area.

for materials (tile) with overage material needed we use installable x 1.2
ex., 162sf x 1.2 = 194.4sf  tile needed 

MATERIALS: 
CEMENT BOARD - what is this? Its the material that is secured to your walls and floor prior to tiling and allows tile mortar to adhere to both tile and cement underlay. 

1/2 cement board for shower walls
one 3'x5' sheet = 15sf
using installable area of tile as 162sf x 1.2 = 194.4, then.....
195sf/15sf = 13 sheets of cement board needed

MATERIALS: 
Cement board fasteners/screws (specialized cement board screws fasten board to wood studs.

MATERIALS: 
RED GUARD WATERPROOFING MEMEBRANE is a patented liquid material that hardens to form a waterproof membrane on the surface of the cement board and before we tile the walls/floor in WET AREAS.

LABOR: 
Waterproofing membrane application

MATERIALS:
In an example where shower wall porcelain tile chosen by customer is $6sf, then $6sf x 194.4sf = $1,166.4, which is the cost of porcelain tile material before sales tax. 

LABOR: 
Installation of shower WALL tile
162sf x  $20 per sf = $3,240

Note - Mortar and Grout bag quantities are chosen based on installable tile area

MATERIALS:  LHT Mortar x 3 bags

MATERIALS:  Grout x 1 bag

MATERIALS: Bullnose or Schluter edge trim


FRAMELESS SHOWER GLASS

MATERIAL AND LABOR: frameless glass is custom made, delivered and installed by specialty glass company using their installers. 

example pricing - 4'x4" area at 7.5' to 8' high may be $2000 to $2400 installed


PLUMBING OVERVIEW

Shower Plumbing:

All plumbing is done by LICENSED PLUMBER

MATERIALS: 
Customer to select new shower head/rain head, gooseneck or ceiling mount, extender, valve assembly, diverter, handheld shower system or separate shower head/rain head/hand held, etc.

Note - valve diverter systems most common are 4 way and 6 way depending on whether you want to use one handle to select rain head, shower head, hand held or both shower and handheld together. 

LABOR:
Plumbing to connect shower valve with diverter is typically $450 to $675, with average being $475. Each additional valve installed is a standard licensed plumbing upcharge. 

LABOR:
Shower drain installation by licensed plumber

LABOR: 
Final fixture install after pan tile and wall tilework is completed.  Installation of shower head/rain head, diverter and hot/cold mix handle, etc.

Tub Plumbing:

MATERIALS:

Customer to select new tub (freestanding)
and tub drain assembly if freestanding

MATERIALS: 

Customer to select new tub filler faucet  for freestanding or wall unit. 

All fixtures can be purchased through APEX Plumbing, Fergusons, Build.com, Amazon, Builders Supply, Home Depot/Lowes, etc. 

Verona Home Remodeling DOES NOT upcharge materials, especially plumbing fixtures, most appliances, and the majority of building materials listed above.  If you can find a tub  online or at a major supply house, it can be ordered. If Verona orders it, we will charge the price we paid for it.
